Do I need planning permission?

Not always. Some domestic work may fall within permitted development, while other proposals need planning permission, prior approval or a Lawful Development Certificate. HMA reviews the property and advises the most appropriate route.

Are planning and Building Regulations the same?

No. Planning considers the use, scale and appearance of development. Building Regulations address matters such as structure, fire safety, insulation, ventilation and construction standards. Many projects need both.

Can HMA help after planning approval?

Yes. HMA can prepare Building Control drawings, specifications and coordinated technical information, and can assist with structural design, planning conditions, Party Wall matters and build-over requirements where relevant.

How are fees agreed?

After reviewing the property, scope and available information, HMA issues a written quotation describing the services, deliverables, fee, payment stages and any likely third-party costs.

Can you assess a property before I buy it?

Yes. A planning-led development appraisal can identify likely opportunities, constraints and specialist evidence. Where required, this can be extended with cost, value and acquisition-risk assumptions.
